We have special schemes available for all types of residential and commercial property development.

We specialise in residential development finance. We can arrange finance for “spec to the market” for quality schemes with strong profit margins. We can obtain 100% of construction costs and a percentage of land value at highly competitive rates.

This is a facility for the experienced developer who can demonstrate past experience. Further clients must be able to demonstrate ability to deal with unforeseen cost. For quality clients who can meet this criteria we can arrange funding up to 50-55% of gross development value. This is usually equal to the building costs and a contribution to site acquisition / value.

We may in some circumstances be able to raise further mezzanine funding in addition to the senior debt. This will not replace the need for the developer to make financial contribution but it will be further welcome funding.

We also can arrange commercial pre-let and pre-sold development finance.

We have a great deal of experience of the student accommodation sector and have arranged funding for the development of a large scheme of “cluster units”.

We are very aware of the set up of student accommodation schemes, demand and UCAS projections.
